A clogged condensate drain line is one of the most common causes of summer water damage in Chicago rentals. Here's how landlords keep drain lines clear and avoid ceiling stains, mold, and emergency calls.
When Chicago's central air conditioning runs through July and August, it doesn't just cool the air, it pulls moisture out of it. All that water has to go somewhere, and it drains out through a small PVC condensate line. When that line clogs, the water backs up and overflows, usually straight through a ceiling into the unit below.
For landlords in Lakeview, Lincoln Park, and Logan Square, a single overflow can mean stained ceilings, ruined drywall, warped flooring, and a mold problem that outlasts the summer. Worst of all, it tends to happen during a heat wave when the system is running hardest and the last thing a tenant wants is the AC shut off. Understanding the parts makes the maintenance obvious. The indoor evaporator coil sits above a drain pan. As warm air passes over the cold coil, moisture condenses and drips into the pan, then flows out through the primary condensate drain line to a floor drain, a utility sink, or outside.
Most systems also have a secondary or emergency drain pan underneath the air handler, plus a float switch that shuts the system off if water rises too high. Units in upper floors or attics often use a condensate pump to push water up and out. Each of these parts can fail: pans crack, float switches stick, and pumps burn out. In older buildings where central AC was retrofitted into tight closets or attic spaces, drain lines are often long, undersized, or poorly sloped, all of which let sludge accumulate faster.
