Peeling, blistering, chalking, and efflorescence each point to a different underlying cause. Here is how Chicago property owners read the symptoms before spending money on a repaint that will fail again.
The most expensive mistake in exterior painting is treating failed paint as a paint problem. An owner sees peeling on the south wall of a Logan Square two-flat, hires a crew to scrape and recoat, and watches the same wall fail again within two seasons. The paint was never the issue. Something was pushing moisture through the substrate, and a fresh coat just gave it a new layer to lift.
Exterior paint is a reporting system. It tells you where water is getting in, where a coating went over a dirty or incompatible surface, and where the building envelope has quietly stopped working. Reading the failure pattern before you write a check is the difference between a repaint that lasts eight to twelve years and one that needs attention before the next lease cycle.
Peeling that comes away in sheets, taking you down to bare wood or a previous coat, is the most common failure we see on Chicago's frame buildings. The cause is nearly always water reaching the back of the coating.
Look at where it is happening. Peeling concentrated under a window sill or beneath a gutter joint points to a failed caulk line or a leaking downspout seam. Peeling on a rear elevation near a bathroom or kitchen vent means interior humidity is escaping through the wall instead of out the duct. Peeling along the bottom two feet of siding usually means splashback from grade that sits too high or a downspout dumping at the foundation.
On frame two-flats in Ravenswood and Rogers Park, we also find peeling caused by nothing more than painting over a chalky, unwashed surface. If the failed paint releases cleanly and the wood underneath is dry and sound, poor preparation is the likelier culprit.
Blisters are bubbles that lift the film without immediately breaking it. Pop one and look inside. If you see bare substrate at the bottom of the blister, moisture pushed up from underneath the entire coating system. If you see another layer of paint, the top coat alone lifted, which points to solvent blistering from painting in direct sun on a hot surface.
That second cause is a genuine risk on Chicago summer jobs. A dark-painted west elevation in Andersonville can hit surface temperatures well above the ambient air on a July afternoon. The film skins over before the solvent underneath can escape, and the trapped vapor lifts the coating within days.
The fix for solvent blistering is procedural: follow the shade around the building and stay off surfaces that are too hot to keep a palm against. The fix for moisture blistering is finding the leak.
