Wood fences and alley gates are the first thing to look neglected on a Chicago property. Here's how landlords and property managers should paint or stain them so the finish survives freeze-thaw, road salt, and humid summers.
On most Chicago rental lots, the wood fence works harder for curb appeal than almost anything else and gets the least attention. It frames the front yard, encloses the back patio, and forms the alley gate every tenant passes daily. In neighborhoods packed with two-flats and frame buildings, like Logan Square, Avondale, and Portage Park, fences also fill the narrow gangways between buildings, where a graying, leaning run of pickets makes the whole property read as run-down. A fence in good condition protects tenant privacy and signals that the owner keeps up the property, while unfinished wood fencing is the fastest exterior element to fail because it sits close to the ground and takes direct weather.
The first decision is paint versus stain. Solid-color paint gives the crispest, most finished appearance and hides weathered or mismatched boards, which suits front fences that face the street in Lincoln Park or Bucktown, but when it fails it peels and demands full scraping. Stain soaks into the wood rather than forming a film, so it fades instead of peeling and is far easier to refresh. Semi-transparent stain shows the grain and suits cedar, while a quality solid stain usually delivers the best balance of looks and longevity on the pressure-treated pine fences common on Chicago rentals.
Chicago is hard on fences. The freeze-thaw cycle heaves posts out of the ground over winter and drives moisture into the end grain, splitting boards and popping fasteners, while road salt splashed off the alley collects on the lowest boards and accelerates rot where wood meets soil. Summer brings lake-effect humidity that feeds mildew on shaded north sides and inside tight gangways in Ravenswood and Rogers Park, while the sunny southern exposure bakes and grays untreated wood through UV. Any finish you apply has to stand up to all of it, which is why prep and product choice matter as much as the coating.
