Chicago's vintage buildings run on steam heat, and a little fall maintenance prevents a winter of cold-radiator and banging-pipe complaints. Here's how landlords and property managers get steam systems ready before the first cold snap.
Walk into almost any pre-war building in Logan Square, Wicker Park, or Rogers Park and you will find cast-iron radiators fed by a steam boiler in the basement. Chicago built tens of thousands of two-flats, greystones, and courtyard buildings during the steam-heat era, and those systems are remarkably durable, often still running eighty or ninety years later. But durable is not the same as maintenance-free. A steam system that has been neglected all summer will announce itself the first cold night in October with cold radiators, banging pipes, and a round of tenant calls. For landlords and property managers, understanding how these systems work is the difference between a quiet, warm building and a winter of emergency service calls. The good news is that most steam-heat problems are cheap and simple to prevent if you get to them before the boiler fires up for the season.
The worst time to discover a heating problem is the first freezing night, when every boiler tech in the city is booked solid and your tenants in Ravenswood are calling about a stone-cold apartment. Late summer and early fall are the quiet window when you can service the system on your own schedule, not in a panic. Before the first cold snap, plan a test fire: bring the boiler up, walk every unit, and note which radiators heat, which stay cold, and which hiss, bang, or leak. Check the boiler's water level and its low-water cutoff, and look for rust or weeping around the valves and the sight glass. The most common winter complaint is a radiator that stays cold or only heats halfway up. On a one-pipe steam system, the culprit is almost always the small air vent on the side of the radiator. That vent lets air escape so steam can fill the radiator; when it clogs with mineral scale or old paint, air stays trapped and steam never arrives. Replacing a stuck vent is a five-minute job with a wrench and a few dollars in parts, and it instantly fixes a unit a tenant swore was broken. On two-pipe systems, the equivalent part is the steam trap, which fails closed and starves the radiator or fails open and wastes heat.
