Why Sump Pumps Work Harder in Chicago

Chicago sits on flat, clay-heavy soil with a high water table, and that combination sends groundwater straight toward the lowest point in your building: the basement. In neighborhoods like Logan Square, Ravenswood, and Albany Park, block after block of vintage two-flats and greystones were built with below-grade garden units and utility basements that depend entirely on a working sump pump to stay dry.

The pump quietly collects water in a pit and pushes it out and away from the foundation. When it fails, you don't get a warning, you get a call about ankle-deep water in a tenant's unit. Late summer into fall is the riskiest stretch, when heavy downpours and lake-effect storms dump inches of rain in an hour and overwhelm Chicago's aging combined sewer system. A little maintenance now, before that first big storm, prevents the most expensive water-damage claim a landlord can face.

Know Your System Before You Touch It

Sump pumps come in two common styles, and knowing which one you have shapes how you maintain it. A submersible pump sits down inside the pit, sealed and quiet, and is the standard in most updated Chicago buildings. A pedestal pump keeps its motor up on a shaft above the pit, which is louder but easier to service and common in older Portage Park and Jefferson Park basements that haven't been renovated.

Either way, the core parts are the same: the pit (or crock), the pump, a float switch that tells it when to turn on, a check valve on the discharge pipe that stops water from flowing back, and the discharge line that carries water outside. The Two-Minute Test Every Landlord Should Run

The single most valuable maintenance task is also the easiest, and you should do it quarterly and again right before storm season. Slowly pour a five-gallon bucket of water into the pit until the float rises. A healthy pump should kick on automatically, pump the pit down quickly, and shut itself off cleanly.

Watch and listen closely. If the pump doesn't start, the float may be stuck against the pit wall or the switch may have failed. If it runs but the water level barely drops, the impeller could be clogged or the check valve may be stuck. If it keeps cycling on and off rapidly, the pit may be undersized or the float set too tight. In a multi-unit building in Rogers Park or Bucktown, running this test across every basement pump on the same afternoon turns a vague worry into a clear repair list.
