A neglected water heater fails at the worst possible time in a Chicago winter. Here is how landlords and property managers extend tank life, cut energy bills, and avoid cold-water complaints.
Chicago has notoriously hard water, and every gallon that runs through a tank leaves behind a little calcium and magnesium. Over a few years that mineral load settles into a thick layer of sediment on the bottom of the tank, right where the burner or heating element does its work. The sediment acts like an insulating blanket, forcing the unit to run longer and hotter to deliver the same hot water.
The problem is worse in older housing stock. Many greystones and two-flats in Logan Square and Ravenswood keep their water heaters in unheated basements, where cold ambient air makes the tank work even harder through a long Chicago winter. Combine hard water, a cold basement, and a heater that has not been touched in years, and you have a unit that is quietly wearing out ahead of schedule and driving up the gas bill the whole time.
The single most valuable thing you can do for a tank water heater is flush it once a year. Draining a few gallons through the bottom drain valve clears out the loose sediment before it hardens into a cement-like crust. Skip this for too long and that crust starts to insulate the burner, create hot spots that crack the glass lining, and produce the telltale popping and rumbling sound of water boiling under a layer of scale.
A proper flush means shutting off the gas or power, connecting a hose to the drain valve, and running water through until it comes out clear. In a Lincoln Park building we service, annual flushing on a set of aging tanks cut a visible chunk off the common-area gas bill and pushed the replacement date out by years. For a portfolio of units, scheduling flushes as a batch each late summer is far cheaper than replacing tanks one emergency at a time.
Every tank water heater has a sacrificial anode rod, a metal rod designed to corrode so the steel tank does not. In Chicago's hard water, that rod can be eaten away in as little as three to five years, and once it is gone the tank itself starts to rust from the inside out. A twenty-dollar anode rod checked on schedule is the difference between a heater that lasts eight years and one that lasts fifteen.
Inspecting the rod is straightforward for a maintenance tech: shut off the water, relieve the pressure, and pull the rod to see how much metal is left. If it is heavily corroded or coated in hard scale, swap it.
